Compensation: $20 – $25 (BOE)
Seeking a knowledgeable, hard-working, and self-motivated individual to apply their craftsman skills and expertise as a Maintenance Technician at our residential properties in the greater Hartford and UCONN area. This person will fulfill the general upkeep of our apartment communities in Storrs, CT and Willington, CT. The ideal candidate can take direction and work as a team; yet take initiative to get the job done. Key responsibilities of this position are to maintain all rental units, upkeep the exterior and interior appearance of the property, resolve or repair all maintenance-related issues on-site, and respond to 24/7 emergency calls.
Specific duties of this position include:
- Complete maintenance requests promptly (within 48 hours)
- Clean common areas daily (laundry room, mailroom, office)
- Turn apartments quickly in a timely manner during peak-season
- Ensure make-readies are complete with paint, working components (fixtures, appliances, cabinets, doors, blinds, etc.), and clean before move-in
- Prioritize schedule to efficiently complete quality apartment turns during peak-season
- Communicate with the property manager to schedule floor installs, or any other services required, for apartment turns
- Upkeep grounds year-round (spring cleanup, summer lawn care, fall cleanup)
- Landscape property weekly during season (mowing, hedging, edging, mulching, etc.)
- Remove snow from parking lot and sidewalks (following with sand)
- Keep the entrances and pathways of rental units and common areas free of leaves, snow, and other debris
- Remove leaves from lower level stairwell entrances for resident safety
- Pick up garbage on property daily (disposing of any unsightly debris)
- Keep maintenance shop clean, organized, and stocked
- Suggest improvements/recommendations to corporate as needed
- Communicate with the property manager and other maintenance techs to coordinate, prioritize and complete community tasks and projects
- Foresee and complete preventative maintenance as needed
- Answer 24/7 emergency maintenance calls and respond promptly
- Travel between Orchard Acres, Ball Hill, and Deer Park to handle maintenance-related operations
This is a full-time position that requires the ability to work after-hours (with paid overtime) for 24/7 emergency calls, storm cleanup, and apartment turns during peak season. Emegerency maintenance on-call responsibilities will shift weekly! Must thrive in a fast-paced environment and work as a team player. This position will require short (paid) travel between our different locations. The salary for this position is based on prior maintenance experience and knowledge. Candidate must have reliable means of transportation, possess a valid driver’s license, be able to pass a background check, and have the capacity to life/handle heavy objects.
Required Qualifications:
- 2-3 years of Maintenance Experience
- Valid Drivers License and Reliable Vehicle
- Electrical Certification (Preferred)
- Plumbing Certification (Preferred)
- Must be able to pass a background check
- Must be able to lift/handle heavy appliances and equipment
